While no landlord wants to experience property damage, tenant issues or unexpected loss, every claim offers valuable insights into how rental properties can be better protected.

At EBM RentCover, we have helped landlords navigate thousands of claims over the years and, along the way, we have learned a thing or two. From weather events and water damage to tenant-related issues and loss of rent, we have seen firsthand the challenges landlords can face and what it takes to achieve the best possible outcomes.

That is why we were incredibly proud to be recognised at the Mansfield Awards. The award reflects not only our commitment to supporting landlords when the unexpected happens, but also the expertise we have built through years of helping property investors protect their investments.

Drawing on those experiences, we have identified several key lessons that can help landlords better safeguard their properties and achieve smoother claims outcomes when they need support most.

The most common landlord insurance claims

While every situation is unique, certain claim types are consistently among the most common experienced by landlords. These include:

  • Loss of rent following tenant default or another insured event.
  • Storm and weather-related damage.
  • Water damage from burst pipes, leaking appliances or overflowing fixtures.

The mistakes that can delay a claim

When an unexpected event occurs, most landlords want their claim resolved as quickly as possible. However, some common mistakes can slow the process down. These include:

  • Delaying notification of an incident.
  • Failing to provide supporting documentation.
  • Undertaking repairs before evidence has been collected.
  • Not keeping records of communication with tenants, trades or property managers.
  • Providing incomplete information when lodging a claim.

How good documentation can speed up outcomes

One of the most valuable things a landlord can do is maintain accurate records throughout a tenancy. Documentation can help establish what has occurred, support the claims process and reduce the need for additional information requests. Useful records include entry and exit condition reports, routine inspection reports, lease agreements, rent ledgers and photos/videos of damage.

Why preventative maintenance matters

Preventative maintenance is one of the simplest ways landlords can reduce the risk of minor issues turning into costly repairs. Regular property inspections and ongoing maintenance can help identify concerns early, such as small leaks before they cause extensive water damage, deteriorating roofs or gutters before severe weather strikes, faulty fixtures and fittings, overhanging tree branches that may pose a storm risk, and general wear and tear that could affect the property’s condition.

To sum it up

While every claim is different, the lessons we have learned from helping landlords through unexpected events remain consistent.

The recent Mansfield Award recognition reflects the expertise and supports our team brings to every claim. More importantly, it reinforces our ongoing commitment to helping landlords protect their investments and providing guidance when it matters most.
